This is an interesting story. This is the second time we have listed and sold this property. The first time it was for a long-time client of mine who had purchased it pre-construction through my Lamb Development Corporation first access program.  We sold the apartment and the buyer
at that time had purchased through his agent, but when it was time to sell the apartment, he
called me. During our conversation he told me that the apartment looked so good when he purchased it that he felt he maybe had paid too much and so he wanted me to create the same
effect for him as his listing agent.


We went over to see the apartment and when we got there it looked nothing like it did when
we sold it to him. This is not to criticize as he was living there, and it is not realistic to live in a
495 square foot apartment which looks like a model suite 24 hours a day. Since we sold it the
last time, a hotel went up and the apartment felt dark. We added a load of track lighting, reworked some of the furniture, cleaned up some caulking and gave the place a refresh with some great accents. We sent our cleaners through, had our professional photos done and turned them over to our digital marketing team to start a buzz.

The sellers and their two awesome dogs left town and it was game on. We set up a promotion in a nearby park/dog park first thing in the morning to promote our upcoming open houses.


Armed with Jimmy's coffee, dog treats and toys, cupcakes, and muffins, we set out to meet the neighbours. We had a great turnout, and the subsequent open houses drew a lot of traffic. The property looked so good that I decided to hold offers. This was the very last listing this year where we held offers. It was close but we received three offers and we were able to sell at a great number.
